CrowdStreet, and real estate investment platform, Tuesday opens up new commercial real estate investment opportunities for a portfolio of light industrial properties in northern New Jersey.

The NJ Light Industrial Development Portfolio’s investment proposal will fund the development and stabilization of three properties totaling 173,763 square feet located in the fill markets of New Jersey.

According to CrowdStreet, New Jersey’s high barrier to entry into the industrial real estate market makes this a unique opportunity for investors.

The sponsor of the deal expects two properties to be ready to move in by the third quarter of 2022, and the third to be ready by the fourth quarter.

The sponsor’s plan is to rent out three properties and distribute the cash flow to investors until he identifies a suitable opportunity to sell the portfolio at a profit.
