The Wyoming real estate market has cooled slightly; Homes in mountainous areas are still hard to find

The housing market in Wyoming has been on fire since the pandemic last year convinced city dwellers to turn their attention to this predominantly rural state to avoid the constraints of city life.

But if you look at property listings right now, the choices are much wider than they were at that time just a few months ago – depending on where you look.

Lance Bauer, real estate agent for Cody, said quality homes ready to move in are still hard to find in cities near scenic mountain areas.

“Buyers find it difficult to find well-maintained properties in these mountain corridors,” notes Bauer.

Bauer’s observation holds true in Sheridan as well, where a search for house offers only yields one home between $ 200,000 and $ 500,000, described as “a timeless home in a great location … set on an 11,900 square foot plot with mature trees, lane access , one car hidden under the garage. ” Built in 1959, it costs $ 349,900.

But in other parts of the state, there are a few more options.

The search revealed 13 single-family homes worth between $ 200,000 and $ 500,000 in Evanston, where the most expensive option is “a spacious 6-bedroom, 3.5-bathroom home in a quiet cul-de-sac.” The kitchen, living room and dining room boast very high vaulted ceilings … “for $ 495,000.

If you’re looking for a smaller town, your housing dollar will go a little further.

In Buffalo, for example, there are 36 properties ranging from $ 200,000 to $ 500,000. You can choose in the city or out of town, on one acre or on 43; brand new or installed. Take this home on a large plot for only $ 250,000.

In a city of the same size, Douglas has 22 properties under $ 500,000, including a $ 495,000, 4,000-square-foot, five-bedroom custom built home on the North Platte River.

Rock Springs is also widely open to the sub- $ 500,000 housing market. There are 36 proposals here, from a beautiful 6-bedroom home with a 4-car garage for $ 465,000 to a brand-new 5-bedroom, 2-bathroom home for $ 239,000.

Cheyenne also has a wide variety of accommodations right now – especially if your standards aren’t too high or you’re looking for serviceable underwear.

Take this 2-bedroom home of just over 1,000 square feet, for example. The yard needs some work, but the property has potential – and it’s only $ 130,000.

But there are literally dozens of sub-$ 500,000 homes on Zillow in the immediate vicinity of Cheyenne, including a $ 485,000 seven-bedroom, two-bathroom home … indicating the shortage of affordable homes for sale that has plagued the real estate industry since The outbreak of a pandemic may be coming to an end – at least in some parts of the state.

“This is still a sellers’ market with prices below $ 500,000,” says Bauer. “It is difficult for buyers to find properties in good condition in these mountain corridors. Therefore, many buyers, when they realize that they cannot find something in the cities located in the mountain corridor, they have to return to other areas, which provide several more options. “
