The real estate boom in Baldwin County continues to grow

(OBA®) – ROBERTSDALE, AL – Even as home prices continue to rise, Baldwin County real estate is not slowing down.

Baldwin REALTORS® Multiple Listing Service (MLS) reports significant increases from last year in May 2021 in average sales price, new listings and closed sales in both the Baldwin County resort market (throughout Orange Beach and Fort Morgan, and in any other region). Gulf Shores south of Canal Rd / 180) and a traditional residential area (everything else in Baldwin County is not included in the resort market areas).

In the traditional home market in Baldwin County, the average selling price in May 2021 was $ 324,482, up 22.7 percent from May 2020. Over the past month, there have been 727 new listings and 562 closed sales in the area. In May 2020, only 621 new listings and 411 closed sales were registered. In addition, the average number of days in the market (DOM) is still extremely low at 36 days (up from 66 days in 2020), which proves what we are all seeing – houses are closing quickly under contract.

In the resort area of ​​Baldwin County, the average selling price is up 25.1% from

a year earlier, while closed sales rose 79.6 percent. New listings increased from 290 in May 2020 to 338 last month. The average number of days on the market for the resort area also dropped significantly by 47 percent, resulting in just 44 DOMs. This market in our district continues to recover significantly after a difficult last year.
