The average selling price of Brevard single-family homes rose 20.9%.

The Brevard housing market has maintained the same trends as in previous months, with more closed sales, higher average prices and more new offers compared to last year.

BREVARD COUNTY, FLORIDA – The Brevard housing market has continued in line with previous months, with more closed sales, higher average prices and more new offers than last year.

Brevard’s median single-family home sales price rose 20.9% to $ 314,250 from $ 260,000 a year earlier.

“Inventories are still low and customer demand is still strong here on Florida’s Space Coast,” says Jennifer McCoy of McCoy Freeman Real Estate, which serves the entire Florida Space Coast.

“If inventories and mortgage interest rates rise, house price increases could start to slow,” McCoy says.

In Brevard, the monthly inventory was down 57.1% to 0.9 months, down from 2.1 months in June 2020.

According to Freddie Mac, the interest rate on a 30-year fixed-rate mortgage averaged 2.98% in June 2021, down from the 3.16% average in the same month a year earlier.

■ Closed sales were up 11.2% in June 2021, in which the number of closed units was 1,168, up from 1,050 in June 2020, with a + 68% increase in cash sales.

■ New pending sales were down -19.3%, while new listings were up 23.7%.

■ Brevard’s median single-family home sales price rose 20.9% to $ 314,250 from $ 260,000 last year.
