Tenants signed a lease agreement for a large office in the city center, in the Galleria area



McGuireWoods signed a lease for the entire 30,000-square-foot floor in the Texas Tower, a 47-story office building built by Hines and Ivanhoé Cambridge at 845 Texas Ave. An international law firm will take the 24th floor in June 2022. Bob Parsley, Darren Gowell and Taylor Wright of Colliers International represented McGuireWoods on an 11-year lease. Michael Anderson of Cushman & Wakefield represented the landlord. The building, slated to open in the fourth quarter, is 42% leased from tenants Vinson & Elkins, Hines and DLA Piper.

Raymond James & PartnersAn asset management company that has worked with individuals, corporations and municipalities for nearly six decades has signed a long-term lease renewal of 60,219 square feet in San Felipe Plaza, a 46-story building at 5847 San Felipe in Tanglewood. The company, which occupies three full floors, has been renting a recently renovated building for almost 30 years. Todd Brandon, David Gion, Joe Rambin and Grant Goodwiller of Cushman & Wakefield represented the tenant. Rima Soroca and Eric Siegrist represented the landlord of Parkway Property Investments.

Bowen, Miclett and Britt leased 35,926 square feet at 2800 N. Loop West to relocate its headquarters from 1111 N. Loop West. John Silberman of NAI Partners represented Tenant, an insurance agency with other offices in Louisiana, Arkansas and Florida. Bowen. Brian Straight of Lincoln Properties represented the landlord Hertz Investment Group.

Soft-Tex International, a bedding manufacturer based in Waterford, NY, has opened a 170,000 square foot manufacturing facility at 1407 Gillingham Lane in Sugar Land. Bo Kalil and Brooke Forrest of Cushman & Wakefield represented the landlord, Sugar Land Industrial Properties. The tenant was represented by John Nicholson of Colliers International. The plant, which will create 150 jobs over the course of 2021, will be used as a model for two additional U.S. plants by the end of 2022 to further increase the company’s domestic production.

In dallas Civitas Capital Group acquired Territory at Greenhouse, a 288-unit garden-style apartment complex of 13 buildings at 2500 Greenhouse Road in west Houston. Rutwik Patel and Chandler Kaiser spearheaded the deal for Civitas. Marcus & Millichap represented the vendor, Maple Creek Apartments LLC, and arranged funding.

Tiny Cars 3D rented 5,007 square feet at 5151 Mitchelldale. Jeff Cooper of Lee & Associates represented the tenant. Justin Harrity represented the landlord Hartman Income REIT.

Chan W. Kim, an individual, rented 3,989 square feet at 16420 Park Ten Place. Sarah So from HomePlus Realty Group represented the tenant. Ami Figg represented the landlord Hartman Income REIT.

BRS USA rented 3,382 square feet at Two Memorial City Plaza, at 820 Gessner. The landlord, MetroNational, was represented by Warren Alexander and Brad McDougall. Mark Kidd Sr. and Mark Kidd Jr. of M Kidd Properties represented the tenant.
