Tech Tenant Signs Major Lease at Westchase



DRH & Associates, which operates as Houston MRI and diagnostic imaging, acquired a 5,304-square-foot building at 16920 Park Row Blvd. to move headquarters from rented premises at 9990 Richmond. The ready to move in building includes a 1.3 acre plot of land for future expansion. The buyer was represented by Evelyn R. Ward and Paula Musa of Transwestern Real Estate Services. Jason Herbrich and Anthony Fritsche of Fritsche Anderson Realty Partners represented the seller, Four T Management. Transwestern will continue to advise Houston MRI & Diagnostic Imaging as it expands into submarkets including Friendswood, Pearland and Kingwood.

Aspen Technology, a provider of enterprise asset performance management, monitoring and optimization solutions, has signed an agreement to renew and expand its lease on 79,867 square feet of 2500 CityWest Westchase. The building is owned by a joint venture between the Patrinely Group and USAA Real Estate. Vin Haggard Jr. and Vince Strake of Cushman & Wakefield, led by Dennis Tarro of the Patrinely Group, represented the landlord. The building has undergone several improvements over the past 18 months and Patrinely will be managing new projects including elevator, fitness center and conference room upgrades.

In houston Keener Investments acquired Montelago Luxury Apartments, a 312 apartment complex at 11881 Gulf Point Drive, from DuckPond Realty. Renovation is planned for the complex, which was built in 2004 and has a resort-type pool, fitness center, individual garages, a cafe-bar and a zoo. The property will be managed by a subsidiary of Keener Management. Keener owns 10 complexes in Houston, totaling about 2,250 units.

Winthrop Realty GroupFounded by Andrew Armor in 2020, the company acquired a four-story 85,977-square-foot office building at 12337 Jones Road near Cypress North Houston Road in northwest Houston. Andrew Armor and Michael Miori represented Winthrop. Freddie Landaverde of JWGreen Realty represented the seller, Quest Assurance Investments Holding International. The building, built in 1981, has a bank, conference room and 24/7 access. Winthrop, which sells the building to small tenants, plans to renovate the lobby, common areas and outdoor dining area. The 6.7 acre site has 335 parking spaces.

Accesso, a commercial real estate firm based in Hallandale Beach, Florida, has selected Lee & Associates to provide rental services for three buildings on the Energy Corridor. The estate consists of Ashford 5, 195 213 Building at 4701 St Mary Lane; Ashford 6, 186,257 square feet building at 1155 Dairy Ashford; and Ashford 7, an 188,575 square foot building at 900 Threadneedle. Lee & Associates Landlords will work with Accesso to create ready-to-move spaces that offer flexible work experience and state-of-the-art amenities.

Heart to heart investment acquired 1.09 acres of land along US 59 in Humble from Archway Burdom Ltd. Austin Alvis of NewQuest Properties represented the seller. The buyer was represented by Jeris Ghanim of Regional Properties Texas.

United Site Services of Texas leased 45,414 square feet on 4.75 acres at Hufsmith Kohrville Road, 19950, Tombol, for 10 years. The tenant was represented by Michael Foreman, Bo Kalil, Jim Foreman, Allison Bergmann and Brooke Forrest of Cushman & Wakefield. Patrick McKinnon represented the landlord, Hufsmith Real Estate Partners.

Hunt, Patton and Brazil leased 2,082 square feet at 1400 Broadfield. Ami Figg represented the landlord Hartman Income REIT.
