Real estate in South Africa:

The real estate sector was hit hard by the pandemic as stocks of listed real estate fell and the commercial real estate sector was hit by rising vacancies and falling property values. While sales in the residential real estate sector began to rise in late 2020, thanks in part to record low interest rates, real estate transactions dropped significantly in 2020, likely due to the temporary closure of paperwork due to the pandemic.


Low interest rates have resulted in more first-time buyers entering the property market and more people buying second homes. The demand for industrial properties such as warehouses and logistics facilities is on the rise as more businesses have begun offering e-commerce and delivery to customers. With load shedding going on for several years, property owners and managers are increasingly looking to install alternative energy sources and energy saving devices.

Impact on the sea:

South African listed and private real estate companies are investing billions offshore to cushion low local economic growth, higher municipal tariffs and taxes, political and political uncertainty, and problems such as incursions on construction sites. It is estimated that about half of the investment income of the property sector listed on the South African stock exchanges comes from offshore companies. The companies have also been involved in the development of retail and other real estate across the continent.
