Real estate development continues to heat up, as does the weather

Many people associate the summer months with a slower pace as vacations are planned and people take vacations to enjoy the wonderful seasonal weather. However, this is not the case here in Warwick; There are many projects in the city at different stages of development.

In its most recent meeting, the Warwick Planning Council approved a master plan – the first of several phases of review – proposals for the construction of 20 duplex-style apartment blocks on 3.3 acres of land near Little Pond off Sandy Lane, one of the city’s main thoroughfares. … The board also voted to make a positive recommendation to the city council to change the zone to accommodate development; the issue is to be put to a vote by the council in August.

In addition, the board has granted a combined preliminary / final approval for another large parcel of 54 townhouses and 19 single family homes along Kilvert and Greystone Sts. in downtown Warwick. Centrally located in a transit-oriented development area, these residences can be an attractive option for those looking for an affordable area with easy access to I-95 and 295 and within walking distance of Rhode Island’s MBTA and TF commuter railways. Also to capitalize on Warwick’s role as host of the airport, Gold Coast Premier Properties, a Miami-based hotel company, has received master plan approval for its proposal to build a 122-room, four-story WoodSpring Suites long-term hotel. a minute or two from the airport. WoodSprings Suites has 300 locations in 38 states and the District of Columbia, offering amenities such as private kitchens with a two-burner hob, microwave, full-size refrigerator and freezer, spacious work desks and wardrobes, free Wi-Fi and access to staff around the clock.

Master plan approval was also provided for the proposal at 35 West Shore Rd. – at the intersection of busy Hoxsie Four Corners – this will entail the demolition of three buildings on three existing sites, the merging of these sites into one and the construction of a new Dunkin ‘Donuts restaurant worth 5,907 people with a carriageway. … This project will rebuild vacant and unused or underutilized properties into a more attractive area, with significant improvements to the overall layout, the addition of extensive attractive landscaping, improved stormwater management and new signage.

The board also voted to approve a master plan to consolidate the five existing sites on and adjacent to Warwick Avenue into one site, demolish the vacant building that once housed Rite Aid, and build 4,600 sq. Drive-through window, new parking, landscaping and related accessories on the site. This project will also bring significant aesthetic improvements to the area.

Elsewhere in town, we anticipate the conversion of a former Toys R ‘Us property to BJ’s Wholesale Club. Located adjacent to the Rhode Island Mall campus and I-295, this hotel is sure to be a popular destination for shoppers looking for easy, convenient access to one of BJ’s newest establishments in Rhode Island. We also look forward to the completion of the new Citizen’s Bank currently under construction in what is known locally as Benny’s former West Shore Rd property. In addition to the bank, the 26.5-acre site includes 32,500 square meters of Dave’s Marketplace, 6,500 square meters of Dave’s retail extension, and space for additional shops / restaurants on site.
