number 7Drive along Verona Street now and sometimes it seems like all the other houses are for sale. We are definitely still in the seller market and the data for the first five months of 2021 shows that this is even more of a seller market than it was in 2020.

According to Hearth Realty Group, 76 private houses in Verona were put up for sale from January to May this year. That’s down 14.6% from the same period in 2020, despite all the real estate agents in the city struggling to get more offers. But in the first five months, a lot more sales closed than in the 2020 period, and they are closing faster and at higher prices. The percentage of list price received was 105.9% during May, up from 101.4% in 2020. The average selling price was $ 597,500, up from $ 537,500 a year earlier.

The market for townhouses and condominiums was also active, albeit at a lower level than single family homes. There were 59 townhouses or condominiums on display between January and May, up from 53 in 2020, and the average selling price rose to $ 243,000 from $ 240,000. Hearth data shows it will take just 2.2 months to sell existing inventory of townhouses and condos, up from six months in 2020.

The absorption rate was even lower for single-family homes. It will take just 1.1 months to sell active inventory in May, up from 3.1 months from May 2020.
