New offers for investments in commercial real estate are available next week



CrowdStreet, and real estate investment platform, opens up two new commercial real estate investment opportunities next week with target annual returns of 19% and 23%.

Midlothian Industrial Center: The proposal is for investment in the development of a two-building industrial center in Midlothian, Texas, covering approximately 341,000 square feet.

The project site is located $ 69 from RailPort Business Park, a 1,700 acre business park that houses the 1.35 million square feet Target (NYSE: TGT) Distribution center and Google(NASDAQ: GOOG) Data center for $ 600 million.

The investment will begin on August 24, 2021.

  • Minimum investment: US $ 25,000.

  • Target IRR: 19%

  • Target average cash return: 4.3%

  • Endowment Multiplier: 1.6X

  • Target investment period: three years

The proposal is sponsored by Provident Realty Advisors, which currently manages $ 1.9 billion in assets, including six previous proposals on CrowdStreet. All previous CrowdStreet offerings that are not being developed either work as planned or surpass them.

Institutional Access Fund GP: The main activity of the fund will be investing in the position of a general partner in the development of multi-family buildings from scratch, as well as creating additional opportunities for multi-family buildings together with institutional investors. The fund is available only to qualified buyers.

Start of investment on 23 August 2021

  • Target IRR: 23%

  • Target investment period: two years plus one extension option for six months

The offer is sponsored by Cypress Equity Investments, LLC, which has invested a total of 119 projects and has a portfolio and portfolio of over 13,000 apartment buildings.
