Some mortgage and refinancing rates have risen since last Thursday, but others have declined. In general, rates remain low.

Mortgage rates are likely to stay low for at least a couple more months, so you don’t need to rush to take advantage of today’s low rates if you’re not ready. But if you are ready to buy or refinance, look for creditors compare their rates.

How To Get A Low Rate Mortgage

Mortgage rates are at an all-time low, so this could be a good day to lock in your rate, especially if you know you’ll want to buy soon.

But the rates are likely to stay low for a while, so you don’t have to rush to take advantage of the low rates if you’re not quite ready yet. You have time to improve your financial profile, which can help you get an even higher rate.

To get the highest possible rate, consider the following steps before applying:

  • Increase your credit score making payments on time, paying off debts or allowing the loan to mature. The higher your score, the better.
  • Save more on your down paymentThe minimum down payment you will need depends on what type of mortgage you after. But if you can deposit more than the minimum down payment, you will likely be rewarded with a higher rate.
  • Lower your debt-to-income ratio. Your DTI coefficient is the amount you pay to pay off debts each month divided by your monthly gross income. Most lenders want your rate to be 36% or less. To improve your ratio, pay off debts or look for ways to increase your income.

You can get a low rate now if your finances are in good shape, but you don’t need to rush to get a mortgage or refinance if you’re not ready.

Dynamics of mortgage rates

Average mortgage rates for fixed rate loans have been rising over time. While the average 15-year fixed loan rates are still hovering around 2.50%, the 30-year loan rates rise slowly in the middle of the three. Average rates for ARM remain higher, and average rates for government-backed loans have remained low over the past month.

Refinancing rates dynamics

As usual, the average refinancing rate models match the mortgage loan patterns: fixed rates rise over time, but still lower than ARM, and government-backed loans remain stable. In general, average refinancing rates are higher than average mortgage rates, with several average rates being around 4% or higher.

Mortgage with a fixed interest rate for 15 years

BUT Fixed mortgage for 15 years fixes your rate for all 15 years that you spend on paying off your mortgage.

A 15-year term implies higher monthly payments than a longer term because you pay the same amount. principal amount of a loan in fewer years.

But 15 years will end up costing you less than 30 years. You will get a lower interest rate and pay off your mortgage in half the time.

30 year fixed rate mortgage

If you get 30 year fixed mortgage, you will be charged at the set rate for 30 years. A fixed mortgage for 30 years has a higher interest rate than a fixed mortgage for 15 years.

You will be making smaller monthly payments with a 30-year term than a 15-year payment because you are dividing your payments over a long period.

On the other hand, with a fixed mortgage for 30 years, you will pay more interest than with a shorter term, because you pay a higher interest rate for more years.


An adjustable rate mortgage, often known as an ARM, will lock in your rate for a specific period. Then your rate will change regularly. The ARM 7/1 keeps your speed constant for seven years, then it will increase or decrease once a year.

You may want to consider opting for a fixed rate mortgage over ARM, even if ARM rates are currently at an all-time low. 30 year fixed rates are lower than ARM rates, so you can secure a low rate with a fixed mortgage. Plus, you don’t run the risk of future ARM speed increases.

Government mortgages are provided by government agencies. The government pays the lender if you don’t pay on the mortgage.

Government-backed mortgages are less risky than regular mortgages, so lenders have softer requirements on your credit rating, debt-to-income ratio, or down payment. Government mortgages also have lower interest rates. These mortgages can be great deals if you qualify. Here are your options:

  • FHA mortgage: FHA loans are mainly for people with lower credit ratings. But these mortgages are not limited to a specific type of people like VA and USDA loans.
  • VA mortgage: You may be eligible if you are an active military or veteran.
  • USDA mortgage: You may be eligible if you live in a rural area and have a certain income limit.
