HomesFund Increases Mortgage Aid in Archuleta County


HomesFund, a Durango-based nonprofit serving Southwestern Colorado, is expanding its Impact Loan Program (ILP) to Archuleta County. ILP provides $ 15,000 mortgage assistance to low- and middle-income homebuyers in Archuleta County. The $ 15,000 provided under ILP is in addition to the existing Affordable Loan Program, under which HomesFund provides $ 19,000 in mortgage assistance loans. With access to both programs, low- and middle-income homebuyers can obtain US $ 34,000 mortgage assistance loans from HomesFund to purchase a home in Archuleta County.

To receive mortgage assistance from HomesFund, all potential home buyers must first complete homebuyer training and housing counseling.

Our next lesson in Pagosa Springs will take place this coming Saturday, July 24th at the Ross Aragon Community Center from 8:30 am to 4:30 pm with an hour lunch break. A lesson costs $ 15, which covers the cost of the tutorial. This lesson is a great way to gauge your willingness to buy, as well as learn about the different stages of buying a home.

HomesFund has served local families for over 10 years, has graduated over 2,000 people in homebuyer education classes, and has offered financial assistance to over 300 families.

The July 24 class meets the requirements for the following loan types:

  • All CHFA mortgages
  • HomesFund Initial Contribution Assistance (Offered in La Plata, Montezuma, Archuleta, San Juan, Colorado, and Dolores Counties)
  • Habitat of humanity
  • USDA Direct

Homebuyer Education lessons are available for anyone looking to prepare for a home purchase. Some clients require their first mortgage lender or down payment service provider to complete homebuyer training. If your mortgage lender or down payment assistance provider requires you to enroll in a homebuyer training course, it is very important that you enroll and take the correct homebuyer training class that will meet your specific loan requirements. Check with your lender about the type of loan you have and enroll in the appropriate homebuyer training class.
