Tampa, Florida, July 27, 2021 (GLOBAL) – In between meetings in downtown Tampa on his personal scooter, former New Yorker, founder of Skylatus Property Capital and real estate finance guru Randy Efron can’t help but think about the tremendous opportunity that comes from combining his New York-based private equity and lending relationships, and experience with Florida developers and investors.

After recently raising $ 12 million in construction debt and $ 5.5 million in private equity for the initial construction of a 126-unit rental housing complex near Tampa, Efron was asked, “Why Tampa for your business?” His response: “Until more people from cities like New York and Los Angeles start thinking outside of South Florida, Tampa will continue to be undervalued and have more room to grow. Efron, originally from New York and raised in New Jersey, is the son of a blue-collar worker family. He lived in Tampa from 2000 to 2006 and then returned in 2018. He graduated from the University of South Florida (USF) with a BA in Accounting and began his career at Deloitte in Tampa after earning a Certified Public Accountant (CPA) license.

Early in his career, when he wasn’t counting numbers at Deloitte, Efron spent nearly every free minute with a local Tampa real estate investor who took him under his wing. It was then that he realized that his passion was real estate. Shortly thereafter, Efron left his accounting job and took up a land acquisition and development position with Lennar Corporation, a Fortune 500 developer (NYSE: LEN), which was buying plots of land in Hillsborough and Pasco counties near Tampa.

With a computational ability and a desire to learn from the big wigs in real estate finance, Efron left Tampa in 2006 and moved to Manhattan. He eventually landed a position with Trinity Hotel Investors LLC (Trinity), a private real estate investment company that acquires hotels and resorts. While at Trinity, Efron acquired real estate, managed more than 5,000 hotel rooms in the US and Europe, completed over $ 100 million in refurbishment projects and made loan payments during the Great Recession.

Between 2006 and 2018, Efron worked collectively on all sides of the closing table as an investor / private equity owner, lender and real estate broker. At the time, Efron held positions at Trinity, Hudson Realty Capital (a private investment commercial real estate fund manager), Stan Johnson Company (a brokerage firm specializing in pure rental real estate), and Walker & Dunlop Commercial Property Funding LLC (a Lending Platform that was originally a joint venture between Walker & Dunlop (NYSE: WD) and a fund managed by the Fortress Investment Group (NYSE: FIG)).

As a lender, Efron has provided loans for all types of real estate nationwide and has provided commercial mortgage-backed securities (CMBS) loans, bridge loans, mezzanine loans, preferred shares, Fannie & Freddie loans and HUD loans. While in New York, Efron also earned his Master’s degree from New York University (NYU) in finance and real estate investment.

In 2018, at the minute of New York, an epiphany occurred on Efron. Throughout his career, he has always worked with capital brokers. When he bought real estate, he hired brokers to raise capital, which made him a client. When he was a lender, brokers brought him loan applications, which made brokers Efron’s clients. Efron realized that the vast majority of the brokers he worked with were mostly salespeople who lacked experience in private equity and lending. They never attended an investment or credit committee meeting and therefore did not necessarily know the ins and outs of how investors and lenders really think. Ephron’s insight came as he thought “Because I know how equity investors and lenders think, and because I have had so many relationships with capital during my time in New York, the amount of value I could add to clients’ deals could be much higher than what could provide a traditional broker in a smaller market outside of New York. I will offer what other capital providers cannot, and it will be my value-added offer that sets me apart! “

Efron did his due diligence, quit his job, and moved from Manhattan to Tampa to live in a city that was inspired by his vision.

Today, Efron operates Tampa-based Skylatus Property Capital, a commercial real estate debt and equity brokerage that raises capital for apartment buildings, rental properties, hotels, vacation rentals, three-level leases, warehouses. … and other types of commercial real estate such as office, retail and industrial.

The difference with Efron is that he can do much more than just facilitate the introduction of capital providers, as traditional brokers do. With his institutional experience in private equity and lending, and his meticulous attention to detail since his accounting, clients can trust Efron to act as CFO at the level of their transactions without any overhead.
