Entergy signs expansion to The Woodlands

Entergy, a New Orleans-based electricity producer and trader serving southeast Texas, has expanded its 53,640 square feet lease to 107,614 square feet at Lake Front North at Hughes Landing at 2103 Research Forest Drive on Lake Woodlands. The campus will serve as the central operating base for more than 650 Entergy employees at The Woodlands. Hugh Herman, Karla Williams and Andy Gertner of Cushman & Wakefield represented the tenant. Bob Parsley, Norm Muñoz, Gillian Fredericks, and Connor Duffy of Colliers represented Howard Hughes Corp., which acquired the campus in 2018. Previously, the buildings were occupied by CB&I.

Matrix Design EngineersThe Houston firm, led by Moyen Hack, has extended the lease of its 6,664-square-foot headquarters at 5177 Richmond at Sage, near Galleria. The tenant was represented by Neil H. Tofsky and Kevin D. Tofsky from Senterra Real Estate Group. Brad Sinclair from Madison Marquette represented the homeowner.

JFC International leased a 134,800 square foot building at the Langfield Distribution Center, at 6415 Langfield Road in northwest Houston. Billy Gold of CBRE represented the tenant. John Nicholson and Trey Horn of Colliers represented Cabot Properties. The new building has 56 employee parking spaces, 33 trailer spaces, 24 skylight doors, and 60-foot loading bays.

Texas Orthopedic Hospital, a subsidiary of HCA Houston Healthcare and based for the Fondren Orthopedic Group at 7401 S. Main, has announced an expansion project that will add operating rooms on the fourth floor, improve clinical areas with common areas and include the adjacent Greenpark Plaza medical office building. II. The improvements are planned to be completed in the second half of 2022.

Newmark brokered the sale of a portfolio of 1,103 apartment buildings near major health centers in Houston and San Antonio. In Houston, Sun Holdings acquired Equinox at 2950 Old Spanish Trail from Alliance Residential and 5755 Hermann Park at 5755 Almeda Road from MM Properties. In San Antonio, River Rock Capital acquired Broadstone Oak Hills and Hawthorne House from Alliance Residential. The sellers were represented by Patton Jones of Newmark, Matt Michelson, Zach Springer, David Mitchell and Thomas Alleman.

Recovery equipment renewed its 70,800 square foot lease at the Rampart Corporate Center at 7355 Yorkfield St. JLL represented the tenant. Matteson Hamilton and Jeremy Lumbreras of Stream Realty Partners represented the landlord, Prologis.

Second shot of Houston The nonprofit that rescues surplus food and delivers it directly to local charities has moved to 8825 Knight Road in Astro Business Park. The 4,915 square foot lease was negotiated on behalf of the tenant by Martin Bronstein of BHW Capital. Boone Smith of Stream Realty represented the landlord, Atlas Houston Industrial LP.

Tri Star Freight Systems leased 53,896 square feet at 530 Market Street from CenterPoint Houston UCET. Rob Stillwell and Newmark’s Gregory Marconi brokered the lease.

Key Capture Energy Group rented 6368 square feet at 801 Congress in Downtown Houston. Joe Bright of NAI Partners represented the tenant.

Organization of physicians TMH leased 4,714 square feet in downtown Brazos, at US 59 and FM 762 in Rosenberg, from NewQuest Properties. Bob Conwell and Austin Baldridge of NewQuest represented the homeowner. Coy Davidson of Colliers International represented the tenant.
