Austin: Local real estate company offers 300-unit development on the site of a former bowling alley

Austin (Travis County) – A local developer received a zoning change for a 300-unit apartment complex during a meeting of the Austin Planning Commission on Tuesday.

The 4.135 acre (180,120 sq m) parcel spans two parcels, with par 1 going from mixed (MU) and par 2 from multifamily (MF-3) to the highest density, notional overlap (MF -6-CO). zoning.

Lot 1 is on the west side of Grover Avenue between West Koenig Lane and Houston Street at 5700 Grover Avenue. Area 34,660 square feet Dart bowl Bowling, an Austin establishment that closed last summer, was a former tenant.

Working title of the project: 5700 Grover Avenue and 5612 Roosevelt Avenue

AC contains the following development conditions:

  • The combination of the first and second lots is limited to 300 housing units.
  • A six-foot high solid fence will be erected and maintained along the western boundary of the site.
  • The building standards for the first site include a maximum building height of 45 feet and four floors, as well as a minimum 40-foot width of a building or structure retreating along the western line of the property.
  • Lot 2 building standards include a maximum building height of 35 feet and three floors, as well as a maximum of 20 multi-unit residential buildings and a maximum impervious coverage limited to 65%.

A second smaller building with 16-20 apartments is planned on the south side of the second plot.

Most or all of the parking will be located in a four-story parking lot accessed from Grover Avenue, with four parking spaces under the smaller building.

Interoperability requirements will drive building height and spacing design decisions as there is one family-block zoning (SF-3-NP) along most of the western boundary of the site, as well as McCallum High School grounds.

The new housing units offered by this project, multi-unit buildings with MF-6-CO zoning, will require a parkland allocation during the subdivision or site plan.

The city council is expected to vote on the recommendation at its July 29 meeting.
