August Real Estate Expands East Dallas Property Portfolio With Lakewood Tower Purchase



August Real Estate is expanding its East Dallas portfolio with the recent acquisition of Lakewood Tower on Gaston Avenue. The family owned real estate firm previously remodeled the iconic Cotton Gin Building in Deep Ellum and 333 1st Avenue adjacent to Fair Park.

The nine-story office building in Lakewood, already 90 percent leased, has 120,000 square feet. Companies such as Wells Fargo, Briggs Freeman and Baylor Scott & White are located here.

“As Dallas natives with a local investment strategy, we are committed to improving and extending the life of Lakewood and East Dallas more broadly,” said Evan August, co-founder of August Real Estate Co. “The Lakewood Tower is a great opportunity to expand our portfolio, contributing to the growth of the region through thoughtful building improvements over time.”

The firm plans to expand its range of consumer services and improve the decoration of the building.

August Real Estate acquired Lakewood Tower from a partnership controlled by Caddo Holdings. Caddo will retain ownership of the adjacent four-story building, which is the newest location for A new look at the Caddo Office brand, a flexible workspace concept focused on individual office spaces.

Evan Stone of Goodwin Advisors represented Caddo Holdings on this deal. Veritex Bank will provide financing for the acquisition of August Real Estate Co. from Adam Mengacci of Hamilton Realty Finance.


Best Western Plus Grand Prairie

70-room Best Western sold in Grande Prairie. Allan Miller, Chris Gomes and Skyler Cooper of Marcus & Millichap Texas represented the buyer and seller.


SiteOne Landscape Supply leased 337,931 square feet at 1200 West Wintergreen Road in Hutchins. Matt Dornack of Stream Realty Partners represented the landlord, Cabot Properties. Cushman & Wakefield represented the tenant.

Fountain Parkway was acquired as a single tenant facility with the original tenant ARA Industries and eventually converted to a multi-tenant facility.

Westmount Realty Capital sold one of its inherited assets, Fountain parkway, a 301,399 square foot warehouse and approximately 14 acres manufacturing facility in the Great Southwest Industrial Park on Grand Prairie. Reed Parker and Adam Graham of DFW Lee & Associates represented the seller in the sale and purchase.

Building 4 on McKinney Shopping Center Construction is expected to begin in December this year. The total construction area for $ 8.5 million will be 171,398 square feet. The Pross Design Team will lead the design.

M2G Ventures acquired a 141,658 square foot property at 3500 Avenue E and announced the construction of 3101 Pinewood, a 100,100 square foot urban industrial redevelopment located in the Great Southwest Industrial submarket in Grand Prairie. The renovation is expected to be completed shortly: Pinewood will be completed by the end of September 2021 and construction on Avenue E will begin in November 2021. Cameron Deptula and David Guinn of Davidson Bogel Real Estate represented M2G Ventures in the acquisition of Avenue E. Stephen Williamson and Adam. Graham of Lee & Associates represented M2G Ventures on the Pinewood acquisition.

Boxout leased 64,981 square feet at the Eagle distribution center in Fort Worth. CBRE represented the landlord, PR III / Crow. The tenant was represented by Ryan Boozer and Lena Pierce from Stream Realty Partners.

Excellent moving services rented 40,500 square feet at 1169-1171 13th in Grande Prairie. Kobe Hodgkiss and Mercer Compay represented the tenant.

Way home acquired 35,532 square feet at 2,535 Lone Star Dr. from Lakker Ding. The seller was represented by Evan Webb of Mercer.

Mont Mart USA rented 30,120 square feet at 2401 Centennial Dr. in Arlington. Corby Hodgkiss and Harrison Putt of the Mercer Company represented the tenant.

Cruz Granite leased 22,980 square feet at 8107 Chancellor Row in Dallas. Jason Moser and Stream Realty Partners represented the landlord, JLK.

Chapald-BC acquired a 21,600 square foot plot at 2113 109th in Grand Prairie. The buyer was represented by Corby Hodgkiss of Mercer.

LGCY Power leased 16,380 square feet at 1516 Central Park Drive in Hearst. George Jennings and Hogan Harrison of Holt Lunsford Commercial represented the tenant. Brent Carlton and Forrest Cook and Stream represented the homeowner, 1516 Central.


The Bureau has filed a building permit for Frisco Square, a 368-unit apartment building on Church Road and Cotton Jean Road. Construction on the $ 60 million projects is expected to begin in November and finish in 2024. O’Brien Architects is the lead designer.

Heritage Square, a 363-unit apartment building bound for 6948 Custer Road in Plano, will begin construction this November. High Street Residential is developing a $ 60 million project and GFF is the lead designer.

Capstar Real Estate Services has filed a permit to build a 337 apartment block on the North Central Expressway 3751 in McKinney. The $ 40 million project will begin in November. GDA Architects will lead the design.


Vesgro Corp. of Plano acquired 113,406 square feet of 4.7 acres at 6001 Campus Circle Dr. SkyWalker Property Partners have sold real estate in Irving’s Las Colinas Business Park. JLL’s Zane Marcell, Chris Stout and Melissa Holland represented record dealer Tech the Halls. The buyer’s broker was Brett Lewis of Lee & Associates DFW.

Midway center, a 63,592 square foot office building located at 13465 Midway Road in Dallas, has been sold. Clear Call Properties sold the building to Twinrose Investments. Mark Meyer and Meyer Commercial brokered the sale with Cullen Dickey of Dickey Property Co. JLL’s Steve Heldenfels arranged acquisition financing with John Klein of Inwood National Bank.

Doma Holdings leased 8,852 square feet at 700 Highlander in Arlington. Marshall Mays, Jeff Shelton and Matt Carty of Holt Lunsford Commercial represented the landlord, 700 Highlander Partners. Calvin Hull of JLL represented the tenant.

Lamar National Bank was founded in 1981 in Paris, Texas. It expands into DFW with a new office in Frisco.

Lamar national bank expands into the Frisco market with its newest location at the Hall Park Business Campus on the North Dallas Toll Road. The finance company leases 5,590 square feet at 6801 Gaylord Pkwy. The new office is due to open in the fall of 2021. Lamar National Bank’s existing offices are in Paris, Reno, Celine and Northlake. Christine Grammar with NewGate Commercial Real Estate represented the bank in a lease deal.

Seltzer and Daly renewed its 5,429 square foot lease at Quorum West in Fort Worth. Jake Neal and Matt Carty represented the owner of Hickman Investments.

Sparrow Capital Partners rented 5,246 square feet at Liberty Plaza I in Addison. Landsford Hold represented the landlord, FSP Liberty Plaza Limited Partnership. The tenant was represented by Rhett Miller and Shannon Jenkins of Stream Realty Partners.

FNR solutions renovated 2,246 sq. ft. at 1055 South Sherman St. in Richardson. Lyna Smith represented the landlord Hartman Income REIT.

In San Antonio Las Palapas leased the former Dairy Queen site for its first DFW location. The Mexican restaurant leased 4,056 square feet at 455 Keller Pkwy. in Keller. David Zoller and Corbin Tanenbaum negotiated with Weizmann on behalf of the landlord. David Sacher and Josh Beljak of SHOP Companies represented Las Palapas.

Hawaiian brothers heads to Rowlette with a planned 2,500 square foot diner at 3101 Lakeview Pkwy. Construction will begin in September and will be completed by the end of the year.

Tavern Cork & Pig will open in 4,219 square feet adjacent to the new Mesero Shops of Southlake, a Mexican specialty restaurant opening at Shops of Southlake this fall. The chef-run restaurant is a unique blend of wood-fired meats, gourmet salads and a variety of signature snacks. Michelle Kaplan and Maggie Hansen negotiated with Weizman as exclusive agents for the lease of the center. The restaurant was represented by Darin Botelho, vice president of retail for Gables Urban, and Gretchen Miller and Weizmann.

Buff City soap opens another DFW location at Casa Linda Shopping Plaza in Dallas. The soap company has filed a permit to build 2,450 square feet of retail space at 9440 Garland Road Suite 186. Construction is expected to begin in September and finish by the end of November.
