Apartments next to The Rim, dining and drinking at Brooks and River Walk Hotel



In the prestigious Eilan neighborhood opposite the Rim Shopping Center, north of the booming Loop 1604 and Interstate 10, work is underway on additional apartments.

Dallas-based Criterion Development Partners plans to begin construction on a 293-unit complex on approximately eight acres in January, said Laura Carls, development partner.

It will include a range from studios to three-bedroom, two-story townhouses and coworking spaces, social and game rooms, brewery / kitchen, pet shop, golf simulator, pool and fitness center.

Construction is expected to take 26 or 27 months, Karls said.

Criterion purchased about 43.5 ares of undeveloped land in the Eilan area in October. The community includes luxury apartments, hotel and spa, offices, restaurants and shops.

The company may build a second complex and is in talks with other hotel, multi-family, single-family and office groups to develop projects on its land, Karls said.

Criterion has built 1800 Broadway, a high-end residential development on Broadway and East Grayson.

River Walk Hotel, Restaurants

An empty building on the embankment of the river could be turned into a shelter and a dining room.

The City’s History and Design Review Commission recently gave conceptual approval to a proposal for the rehabilitation of the 1877 building at 112 Soledad Street and its superstructure.

The building sits between Hampton Inn & Suites and Home 2 Suites by Hilton and Mexican Manhattan, which closed last fall after 62 years of operation.

It is planned to build a “spa hotel” with 11 rooms, several restaurants and a rooftop bar.

Sprinkle & Co. Architects, the project will include a third-floor annex on the roof of a two-story building and a three-story extension at the rear of the building that will overlook the River Walk.

Derek Rosson of RS Merit Real Estate Co. and local developer and broker David Wieder are working on development.

Rosson, who is also the chief operating officer of the Silo Restaurant Group, declined to comment on which restaurants will be included in the project. According to him, the group plans to start construction in the first quarter of 2022 and finish it in the same year.

Drink, dine at Brooks

Truck Yard, a backyard bar and diner located in Dallas and Houston, is looking for a spot in San Antonio.

According to a decision by the Brooks Development Authority’s board of directors earlier this month, the company is considering buying about 4.7 acres of land in Brooks for nearly $ 2 million.

This allows Brooks to begin negotiations with Truck Yard, although officials said plans are still at an early stage.

Truck Yard offers drinks, snacks and live music in a relaxed atmosphere.

Brooks employees began negotiations with the company to open a base at the former South Side Air Force Base in 2019, but plans were put on hold last year due to the coronavirus pandemic.

“After receiving a capital injection from another venture,” Truck Yard decided to continue building the facility and “shared her excitement about the concept at Brooks,” the resolution says.

The property that Truck Yard may acquire is located on Kennedy Hill Drive, next to the Kennedy Apartments.

“There is a lot to love about San Antonio, starting with the weather and the active lifestyle of the people,” said hotel owner Jason Boso. “Our concepts are based on relaxed outdoor activities, so they are our people.”

Brooks was recommended to close in 2005 and was decommissioned in 2011. Since then, the 1,308-acre campus has been transformed into a complex of apartments, manufacturing plants, shops, restaurants and hotels.

The facility employs over 3,200 people, including over 1,300 residential units. It houses Nissei Plastic Machinery America Inc., Cuisine Solutions, and Okin Process.

Land in Brooks is exempt from property taxes. The former base also has a tax rebate reinvestment zone that reimburses developers for infrastructure improvements through property tax revenues and is designated a federal “zone of opportunity”.

Local Amazon Workforce

The tech and retail giant in the metropolis of San Antonio-New Braunfels employs over 3,500 people and has invested $ 2.3 billion over the last decade, according to the latest economic impact data.

Amazon operates five delivery stations, one fulfillment center and one sorting center in the area, two more fulfillment centers and two delivery stations under construction.

Its stated local strength does not include independent Amazon Flex contractors who use their vehicles to ship packages.

Between 2010 and 2020, Amazon invested over $ 29 billion in Texas, including infrastructure and employee compensation. The company employs more than 70,000 full-time and part-time employees across the state, representing about 7 percent of its US workforce.

Its Texas-based manufacturing facility includes 36 fulfillment and sorting centers, 25 delivery stations, three technology centers, and five Prime Now fulfillment centers.
