1. Look at the finished property in person
When we first met our builder at the site of our new home, he showed us various photographs of the houses he had built. But this was not enough for us. We wanted to see a really finished product.
Fortunately, there was a finished house in our development, the owner of which agreed for us to come to see. This work gave us confidence that the builder would put together a good finished product.
And to make it clear, our builder did build us a nice home. However, the process of doing it was less than pleasant.
2. Talk to people who have used the constructor before.
When my husband and I went to look at this completed home in our development, we were grateful that the owner was kind enough to let us invade his property for an hour to look around. We didn’t want to take him further, asking for his phone number to discuss what the construction process was like.
It was a mistake. If we did, we would probably know that he delayed for several months to get to his finished house. And that could discourage us from concluding a contract.
In fact, during construction, our closure was delayed by five months. This put us in a situation where we were forced to rent a temporary apartment and bear the cost of storing our things for almost six months.
3. Ask local real estate agents what they know.
V real estate agent we worked to buy a house, completely unfamiliar with our builder. But we shouldn’t have just accepted it and moved on. Instead, we had to find other agents or ask our agent to contact other agents to find out what information they can provide.
As soon as we delved deeper into the construction process and had already signed the contract, we saw that delays were inevitable. Only after that did our real estate agent do some digging and learned from a colleague that our builder was known for delays in construction. This was a huge blow that we could possibly have avoided if we had done more research.
Buying a new home is a serious undertaking and can be stressful. It’s important to make sure you’re working with a reliable builder – someone who keeps promises and knows how to stay connected. If you are thinking of buying a newly built home, get as much information as possible about your builder before signing the contract so you don’t regret your decision later.
