2021 Power 25 Real Estate: Clayton Fowler

Developer Clayton Fowler has an extensive portfolio that spans southwest Connecticut, Westchester County, St. Louis and Portland, Oregon.

Most recently, Fowler, founding partner and CEO of Norwalk-based Spinnaker Real Estate Partners, took an interest in Hartford and is now seen as an important player in the city’s economic outlook.

Spinnaker, which claims to have developed or remodeled over 3.5 million square feet of commercial space over the past 20 years, with a total project cost in excess of $ 1.5 billion, has two large mixed-use complexes underway in the capital.

The first, a $ 26 million project at 97 Main St. next to the flagship Hartford Hospital campus, has recently kicked off its second phase. Upon completion, Park & Main will include over 100 apartments and 20,000 square feet of commercial space.

Closer to downtown Spinnaker last year acquired for $ 6.8 million 55 Elm St., a former government office building where the company is planning a $ 63 million major renovation that will include 164 residential units, as well as coworking space and a restaurant.

While city planners continue to develop a conceptual plan for the overhaul of Bushnell South, which could cost $ 500 million, stretching from 55 Elms to the Capitol, Fowler recently said he was optimistic as long as the government and local residents hailed it.

“If you want to, there’s always a way,” Fowler said. “There are obstacles and challenges to greenfield development in a community that … is not as wealthy as lower Connecticut. This must be a very strong public-private partnership. We are very happy to at least be at the table. “
