Ground floor, alternative real estate crowdfunding platform which allows non-accredited investors to invest in high yielding short-term real estate loans, is releasing a new batch of investor loans on Wednesday. These loans have a minimum investment of only US $ 10 and have a yield of 8% to 15%.

Investment platform

Groundfloor provides short-term hard currency loans to real estate investors and builders to renovate or build residential properties. The loans are then repaid upon completion of the project and the property is either sold or refinanced.

Once the loans are issued, they are added to the Groundfloor platform, where investors can deposit any amount in $ 10 increments into any number of properties they wish.

There are currently more than 60 loans available on the Goundfloor platform with yields ranging from 6.5% to 15% and maturities ranging from six to 12 months.

To date, the platform’s actual return is on average 10.5%, with investors receiving interest in excess of $ 12.6 million.

Groundfloor has its own system for reviewing and evaluating each trade before it is offered on the platform, and investors can review the details of each loan before making any investment decisions. This includes information about the property as well as the borrower’s track record.

The investment is offered through a limited recourse obligation, which is a debt security created for each loan. Groundfloor is entitled to first lien on every loan secured by an underlying real estate.
