1 real estate stock market to watch out for in the second half of 2021

TThere are many real estate investment trusts, or REITs, that could benefit from a return to normalcy in the United States, but EPR properties (NYSE: EPR) could be one of the biggest winners. In that Motley Fool Live video clip, written on July 14Fool.com contributor Matt Frankel, CFP, explains to his colleague Brian Withers what EPR is doing and why he is keeping a close eye on its reserves in the second half of the year.

Brian Withers: Reporting season is approaching, whether it be some exciting news or news that you look forward to from the income statement. Matt, you have an interesting company, what are you talking about?

Matt Frankel: I’m looking at a company called EPR Properties, the ticker is EPR. This is one of those that are not in the top 20 stocks that I mentioned. For me, this is a lesser position. Surprisingly, this is a real estate investment fund, but now the EPR really sits at the top of my list because they’ve just restored their dividend to an expected return of 5.7%. It is one of the few stocks that pays monthly dividends. It is a real estate investment fund that invests in experiential real estate, a large managed growth market next to the only pure experiential real estate game. They are crushed during a pandemic because their largest tenant AMC (NYSE: AMC)… Anyone want to be an AMC homeowner? How about 2020? But now, with traders on Reddit and AMC able to raise $ 2 billion in fresh capital, they’ve taken that problem off their shoulders. I’m not talking about investing in AMC, but EPR definitely benefits. I love the company. They are really trying to move on to things like gaming real estate. TopGolf is their main tenant. They have water parks, ski resorts and the like. They estimate the addressable market is worth $ 100 billion, roughly 20 times the size of the company they currently own they would like to acquire. I am very optimistic about this company in the long run and they have outperformed the market even with the pandemic and more than 25 years of history.
